HVAC, Water Heater, Electrical, Plumbing

• FTK houses replace HVAC if older than 10 years & water heaters older than 8 years
• HVAC maintenance if not replaced
• Label all circuits on the electrical panel cover in black sharpie
• Electrical Panels replace: Federal Pacific, Split Bus Panels, Zinsco Panels, Fuse Boxes, Pushmatic, Sylvania
• Scope drain lines at beginning and end of project
• Galvanized water lines should be replaced
• Cast Iron drains inspected to determine need to replace (not automatic)
• Cap all unused gas lines
• Remove whole house humidifiers every time. Spray paint orange and make sure HVAC company takes off if servicing or installing new equipment.

Main Drain Lines
• Camera inspection ordered during initial walk through as part of “Rehab Ready Process”
• Have plumber upload report to Buildertrend PO
• Report must be read by the SBD Construction Manager and any necessary bids for repair requested
• Adjust budget accordingly
• Camera inspection at end of project to ensure all construction debris has been cleared

MISC

Closet
• Doors: to match interior house doors, swing out with dummy handles and ball stops to hold doors closed
• One shelf installed
• Closet rod installed

Garage
• All overhead doors have automatic openers if possible and keypad entry controls mounted to garage
• New doors if existing are bent. If dirty can be painted
• Remove all shelving
• All doors should have a remote control

Laundry Room
• Laundry room located to main level from basement if at all possible
• New water line box and drain line box installed as needed
• Dryer vent installed to exterior of house
• Hard pipe vent for dryer
• Wire rack over laundry space for storage
• 1/4 turn valves
• Make sure dryer power outlet is mounted-with conduit if running down concrete wall


Basement
• FTK basements are typically unfinished unless otherwise approved - must be confirmed to be watertight
• Walls painted white; Floors painted grey
• Can lights installed in ceiling – 6 minimum
• All loose wires pulled or secured
• Clean well so it is presentable
• If basement is finished and windows are new throughout the house, replace old windows in finished portion of basement. If unfinished, don’t replace windows unless missing/damaged
• If unfinished, all shelves, wall and framing to be removed
Attic
• Check for insulation 
• Check wiring and ensure all wires are in a closed junction box
• Make sure all trash is removed

Crawl Space
• Make sure cleaned out
• Insulate vent openings
• Insulate exposed water lines
Privacy & Safety
• 1” Mini blinds on windows
• Frosted glass on windows in basement and bathrooms in showers
• Smoke/Carbon Monoxide detector in hallway by bedrooms and basement
• Smoke detectors in bedrooms Drip tube on water heater
• GFCI around wet areas and exterior as required by code
• Locks to be Kwikset Smarkey on exterior doors, all keys to match, at time of QA
• Sliding doors to have a working handle lock and bar
